The Pandemic & Your Real Estate II

If you’re like most homeowners, you have a lot of questions right now about the state of the real estate market, and the future of the housing market in Minnesota and in your little piece of the world.   Well, I have some answers!  In my last post on the pandemic and your real estate, I highlighted some of the factors continuing to drive a seller’s market (which were quickly validated in this recent article from our Realtors association). In this post, I share my top 5 success stories from the real estate market that demonstrate the principles needed to sell your home in the pandemic (and really any) market.

Pricing

All of these homes are priced well.  That means priced accurately, with professional price research based on recent closed sales market data.  The sellers have a price strategy in place, more importantly, which means a price range of expectation within which they can maneuver according to what they see and hear on the open market.

Home Prep & Staging

All of of these homes are properly prepped for the market inside.  Obvious repairs, cosmetic touch-ups and updates, and important improvements in kitchens and baths were all made, again according to a professional’s opinion as to the highest return for the seller’s dollar investment. Most of the time, it’s the minor remodeling that has the biggest impact, including new paint, lighting, flooring, counters, and landscaping.  All of these homes were also professionally staged.  Staging is the fastest and most effective method for increasing the perceived value of a home, and the research certainly bears that out. Digital Marketing

All of these homes had high-end digital marketing packages, including professional photography, drone footage, video, search engine optimization, stand-alone websites, and paid-for social media advertising campaigns.  Both 6600 Southcrest and 3933 Holasek (in two totally different markets) sold within days.  This is because buyers cannot resist a home that is priced, prepped, staged, and marketed professionally and strategically, it’s an emotional sale!
